Ensuring Guest Comfort Through Effective Roof and Drainage Maintenance
The Challenge
Thoresby Hall, part of the Warner Hotels portfolio, faced recurring issues with water ingress in their historic building, particularly during periods of heavy rainfall. The old hall suffered from leaks through the ceilings and walls, resulting in rooms having to be closed to guests. The problem stemmed from blocked valleys and rainwater outlets due to moss and foliage, combined with a complex drainage system distinct from modern constructions. Accessing these areas posed an additional challenge, requiring skilled IPAF operators to navigate difficult-to-reach locations safely. The client sought a reliable solution that would prevent future disruptions, protect the property, and maintain guest satisfaction.
Overview of the Work
We developed a detailed scope of work tailored to the client’s needs, taking into account the scale of the property and the need to minimise disruption to guests, especially during changeover days. A colour-coordinated site plan was created to clearly outline the areas of work, which the client greatly appreciated, reinforcing our professional approach and attention to detail.
Over a 10-day period, we focused on cleaning, debris removal, basic repairs, and inspection of the building’s exterior surface water drainage, while liaising closely with the on-site maintenance team to ensure accuracy and efficiency.
Execution – Step by Step
Step 1: Planning and Site Coordination
We began by mapping out the work areas into four colour-coded zones, taking into consideration footfall and hotel operations. Blue and Red zones were scheduled for Mondays and Fridays, while Orange and Green zones were allocated midweek, prioritising high-risk areas identified by site maintenance. Our team coordinated daily with the hotel management to ensure guest safety, obtain necessary permits, and avoid high-traffic areas.
Step 2: Access, Cleaning, and Repairs
Using a tracked MEWP, our skilled operators accessed the roofs and gutter pipework safely. Debris, moss, and foliage were carefully removed, preventing further water blockage. Any minor repairs identified during the cleaning were carried out on-site following approval from the maintenance team. We also used aerial footage to inspect critical areas, including the top of the chimney breast on the south side, identifying repair needs that may otherwise have gone unnoticed.
Step 3: Waste Removal and Reporting
All debris was bagged and removed from the site to maintain a clean and safe environment. Detailed feedback was provided to the on-site maintenance team, highlighting areas requiring more extensive attention. Weekly check-ins with the client ensured ongoing transparency, while senior management carried out daily site visits to guarantee health and safety compliance and adherence to the agreed scope of works.
Outcome
The project was a resounding success. Since completion, Thoresby Hall has not experienced leaks or room closures in previously affected areas. The client praised the professionalism, planning, and execution of the work, noting that the project had been completed without downtime or guest disruption. Aerial inspections revealed additional repair requirements, demonstrating the added value of our approach. Following this successful engagement, the client has expressed interest in commissioning an autumn PPM after leaf fall. This project has set a new standard for maintenance at Thoresby Hall, delivering long-term protection for both the building and its guests.
